emh group secures additional £12.9m for East Midlands

The East Midlands is set to benefit from an extra 200 homes for social rent over the next four years, thanks to emh group being awarded additional government funding.

The group secured a further £12.9m as part of an extension of its Homes England strategic partnership.

The group was announced last year as one of the first wave of Homes England partners, enabling it to initially access some £30.5m to provide quality, affordable homes over the next four years.

The new tranche of funding is specifically for homes for social rent. It sees emh group’s development programme increase from 300 homes per year before the agreement to some 600.

Executive Director of Development Chris Jones said: “We have hit the ground running in our first full year as a Homes England Strategic Partner – drawing down £12.5 million of grant against a target of £5.1 million already. And with the three other housing association members of the Quantum Consortium, we have committed a further £11.5 million of public funding – beating the target by 30 per cent. All this has seen us move up to number 35 in the Inside Housing list of top 50 developers.

“The flexibility of the funding arrangement has made schemes possible that we would otherwise not been able to proceed on, and we are delighted our performance has enabled us to access this additional funding and provide even more much-needed homes in the East Midlands. This new pot is specifically for social rent homes, which is unusual but also vital in our region.”

Schemes already underway or in planning as part of the strategic partnership deal include 54 new two, three and four-bedroom shared ownership and affordable rent houses at Forest Green in Huncote, and a 65-apartment supported living scheme in Ashby-de-la-Zouch which includes a bistro, communal lounge, hairdressers, and therapy room. This scheme is unique in its build as it mixed onsite traditional building techniques, with bathroom pods which are constructed offsite. This helps reduce build time and offers greater value for money.

There are now 23 Strategic Partner housing associations working with Homes England and local authorities to provide more than 40,000 new affordable homes by March 2022.
